A buyer's agent is focused on representing the buyer and only the buyer. Working with a buyer's agent ensures your agent is working for your best interests not the home sellers. I do everything possible to gain an advantage for you the buyer.
As your Buyer Agent:
*** I will be there working along side you from the search for the perfect home or investment property all the way through the final purchase.
*** Determine the pros and cons of the community you have interest in.
*** Prepare a Comparative Market Analysis (CMA) to determine the current market value of properties that you have interest in.
*** Pull a complete history on a property you have interest in.
*** Perform the negotiation with the seller/sellers agent for the best price
*** Determine a properties disadvantages and advantages
*** Provide area maps, school reports, police and fire department information, information that only a local agent can provide.
What does this service cost you? Absolutely nothing.
Of course I receive a fee, but it doesn't come from your pocket. Here's how it works: You fall in love with a home in Maine, NH or Mass. I am with you every step of the way — right up through the closing. At the closing, a percentage of the selling price goes toward commission for the real estate agent. If the buyer has no agent the entire payment goes to the seller's agent. When a buyer's agent is involved in the transaction the commission is split with the seller's agent. Therefore, the buyer is never charged a fee. Whether you're out there on your own, or represented by the Buyer agent, the cost to you, the buyer, remains the same — absolutely nothing.
